We've remodeled the place from top to bottom and made it very comfortable to live in. It's an upper floor unit with private access, so it's nice and quiet. The place gets a lot of natural light from the south-facing windows in the living room and kitchen, which is especially great in the winter. What the Condo Offers: Efficiency and Comfort: Triple-pane windows provide excellent insulation and noise reduction, while HRVs constantly exchange stale air with fresh air without losing heat or cool air. Ceiling-recessed mini-splits in the living area and both bedrooms can be controlled independently for zoned temperature control in each area, keeping utilities low the only utility bill is about $125 a month for electricity. A modern high-efficiency wood stove is very pleasant during really cold days, warming you up after a day out in the snow. In-floor heating in the bathroom and kitchen heats the tile for warm floors. Top-down bottom-up cellular shades on all windows, with blackout cellular blinds in the bedrooms, offer flexible light control. Appliances: The heat pump washing machine and dryer combo works extremely well, is very convenient since you don't have to transfer loads from washer to dryer, and has a large capacity. The dishwasher is ultra-quiet. Inside Details: Hardwood floors run through most of the place, with tile in the bathroom and kitchen. Vaulted ceilings in the living room and kitchen make the space feel open. The kitchen has granite countertops and plenty of cabinet space. The master bedroom has an optional commercial grade, king-size Murphy bed that folds up for office space a standup desk folds out from underneath. Outdoor Spaces: Enjoy a private patio with porcelain pavers for relaxing outside, plus a balcony that serves as an additional outdoor sitting area. The one-car garage offers both parking for a car and lots of storage with plenty of storage shelves, and there's an extra outdoor shed. Location: Steps from CU South trails and a five-minute drive to other South Boulder trails, perfect for outdoor enthusiasts. A ten-minute walk to Table Mesa Park and Ride for buses around town and to/from the airport, with closer bus stops for local travel. Tantra Park with a playground is nearby. It's 10-15 minutes to downtown Boulder, close to the University of Colorado, less than five minutes to Whole Foods or King Soopers, and a one-minute drive to the highway for Denver trips.
