    1 BED 1 BATH APARTMENT SUB LEASE THE PARK AT MONTEREY OAKS www.parkatmontereyoaks.com IT IS THE ONLY APARTMENT COMPLEX IN AUSTIN WITH 4.5 STAR RATING ON YELP, which is pretty hard to do. I have held on to this place for the last 2 1/2 years which means my rent is locked in at $967 a month instead of the current rate of $1175-$1200 if you walked into the apartment office to lease today. Whoever snatches it up is going to save around $1750 over the course of the lease. My lease is up in May. I need someone to take over the lease until then. Then you can renew from there also. It won't jump up to $1175 then, it will just go up at its normal rate of around $40 each year. You would pay no deposit! And I have a $250 pet deposit which can only be gotten back when lease ends so it is yours! Other good news -- it is on the ground floor, right next to the gym, office, pool, mail room. Which is why we held on to it for so long because the best location in the complex in my opinion. One side of the road is Mopac the other side is 290 so you can get East to West or South to North in 15 minutes. Only 10 mins to downtown. The dog park is huge. There is a big running track. Volleyball, gym, pool, vegetable gardens etc. Valet trash. Office signs for your packages and holds them until you can pick them up. Parking is the best here because they have no contracts with any towing companies, you or your friends can park wherever you like. The pool area is super chill, it's not like spring break every weekend, most I have ever seen in there is 10 people. Cool BBQ area. You can rent garages for extra cost. You can have pets for $10 per pet per month. No aggressive breeds in complex. The office staff are super super super nice and fair on everything. 2 inch wood blinds, vaulted ceiling. Maintenance here are awesome then even replace lightbulbs. Apartment has own outside patio space and storage. You would move in November 1st. Or if needed up to a week before while still only paying Nov onwards. My apartment is very clean but I will also have it professionally cleaned and the carpets cleaned before you move in. Feel free to contact me to come and see it in person. You have to make 3X the rent to qualify and you will only pay $55 to do an application, none of this $200 set up fee because I paid it.
