This experimental sustainable single family home is located in L.A.’s Mount Washington neighborhood. It is certified with Build it Green’s “Green Point Rated” program and scored 149 points. The project features a wide array of active and passive green building measures to reduce the energy and water demand of the residence. The most notable element is the first ever permitted graywater system in the City of Los Angeles which in combination with a 1,500 gallon rainwater harvesting system reduces the need for potable water for irrigation purposes drastically. The building also implements natural cooling mechanisms, such as stack effect venting in combination with thermal mass walls on the lowest level, a rain screen façade on the top level and high-density insulation from recycled glass with high efficiency windows in combination with ceiling fans. The standing seem metal roof has a light color with a high albedo to reduce heat gain during the long hot summer months. Other features include a solar hot water system and a small 3.2 kW solar PV array on the rooftop which makes the building a low electricity-use home. The Nob Hill Haus has been awarded two of the reputable Gold Nugget Merit Awards- one in the category for custom homes under 3,000sf and one for Green Point Rated Project
