The Tenant will have non-exclusive use of the shared common areas, including the kitchen, living room, dining area, laundry room, balcony, and other designated common spaces.
The Tenant is renting a private room only. This Agreement does not grant exclusive use of the entire townhome.
2. Lease Term
Lease duration is one year.
The lease begins on August 1, 2026 and ends on July 31, 2027.
3. Rent
Monthly Rent: $725/private room w/shared bathroom
$800/private room w/private bathroom
Rent is due on the __1st__ day of each month.
Payment method: Zelle or Venmo
A late fee of $75 may be charged if rent is not received by the 2nd day after it is due, subject to applicable Utah law.
4. Security Deposit
Security Deposit: $725 private room w/shared bathroom
$800 private room w/private bathroom
The deposit may be used for unpaid rent, damages beyond normal wear and tear, excessive cleaning, or other amounts permitted under Utah law. Any remaining balance will be returned according to Utah law after move-out.

- Gas
- Electricity
If utilities are shared, the Tenant agrees to split the cost equally per month.
6. Occupancy:
- Only the Tenant listed in this Agreement may occupy the room.
- Guests staying more than 3 consecutive nights or 7 nights within a 30-day period require Landlord approval.
- Subleasing or assigning the room is prohibited without written permission.
7. Common Area Rules
The Tenant agrees to:
- Keep common areas clean after use.
- Wash and put away dishes promptly.
- Dispose of trash properly.
- Respect quiet hours as agreed upon by all tenants.
- Clean up after themselves in bathrooms and kitchen.
- Share refrigerator and pantry space respectfully.
- Report maintenance issues promptly.
- Respect the privacy of all occupants.
8. Smoking, Alcohol, and Drugs:
- Alcohol, smoking, vaping, and the use of illegal drugs are prohibited inside the home.
9. Pets:
- Pets are not permitted.
10. Parking
Tenant may park on the street directly in front of the townhome. One unassigned parking space is available in the garage on a first-come, first-served basis and is shared among eligible tenants. Garage parking is not guaranteed.
11. Maintenance
Tenant agrees to:
- Keep the bedroom reasonably clean.
- Promptly report maintenance concerns.
- Pay for damage caused by negligence or misuse.
12. Alterations
The Tenant may not paint, install shelving, mount televisions, or make alterations without written permission.
13. Entry
The Landlord may enter the room for repairs, inspections, emergencies, or to show the property to prospective tenants, with reasonable notice when required by law.
14. Early Termination
If the Tenant wishes to terminate the lease early, the Tenant remains responsible for rent until:
- the lease expires, or
- a replacement tenant acceptable to the Landlord begins paying rent, whichever occurs first, unless otherwise required by Utah law.
15. Default
Failure to pay rent or comply with this Agreement may result in termination of the tenancy in accordance with Utah law.
16. House Rules
The following additional rules are incorporated into this Agreement:
- Be respectful of roommates and neighbors.
- No excessive noise.
- Lock doors and windows when leaving.
- Shared household supplies are the responsibility of all roommates unless otherwise agreed.
- Keep personal belongings in designated areas.
- No illegal activity on the premises.

This Agreement shall be governed by the laws of the State of Utah.
