Property The Landlord rents to the Tenant one private bedroom located at: 486 S 700 W, American Fork, Utah The Tenant will have non-exclusive use of the shared common areas, including the kitchen, living room, dining area, laundry room, balcony, and other designated common spaces. The Tenant is renting a private room only. This Agreement does not grant exclusive use of the entire townhome. 2. Lease Term Lease duration is one year. The lease begins on August 1, 2026 and ends on July 31, 2027. 3. Rent Monthly Rent: $725/private room w/shared bathroom $800/private room w/private bathroom Rent is due on the __1st__ day of each month. Payment method: Zelle or Venmo A late fee of $75 may be charged if rent is not received by the 2nd day after it is due, subject to applicable Utah law. 4. Any remaining balance will be returned according to Utah law after move-out. 5. Occupancy: - Only the Tenant listed in this Agreement may occupy the room. - Guests staying more than 3 consecutive nights or 7 nights within a 30-day period require Landlord approval. - Subleasing or assigning the room is prohibited without written permission. 7. Maintenance Tenant agrees to: - Keep the bedroom reasonably clean. - Promptly report maintenance concerns. - Pay for damage caused by negligence or misuse. 12. Alterations The Tenant may not paint, install shelving, mount televisions, or make alterations without written permission. 13. Entry The Landlord may enter the room for repairs, inspections, emergencies, or to show the property to prospective tenants, with reasonable notice when required by law. 14. Early Termination If the Tenant wishes to terminate the lease early, the Tenant remains responsible for rent until: - the lease expires, or - a replacement tenant acceptable to the Landlord begins paying rent, whichever occurs first, unless otherwise required by Utah law. 15.
