The Tenant is renting a private room only. This Agreement does not grant exclusive use of the entire townhome. 2. Lease Term Lease duration is one year. The lease begins on August 1, 2026 and ends on July 31, 2027. 3. Rent Monthly Rent: $725/private room w/shared bathroom $800/private room w/private bathroom Rent is due on the __1st__ day of each month. Payment method: Zelle or Venmo A late fee of $75 may be charged if rent is not received by the 2nd day after it is due, subject to applicable Utah law. 4. Security Deposit Security Deposit: $725 private room w/shared bathroom $800 private room w/private bathroom The deposit may be used for unpaid rent, damages beyond normal wear and tear, excessive cleaning, or other amounts permitted under Utah law. Any remaining balance will be returned according to Utah law after move-out. 5. Utilities The following utilities are included: - Trash - Internet Utilities not included: - Water/Sewer - Gas - Electricity If utilities are shared, the Tenant agrees to split the cost equally per month. 6. Occupancy: - Only the Tenant listed in this Agreement may occupy the room. - Guests staying more than 3 consecutive nights or 7 nights within a 30-day period require Landlord approval. - Subleasing or assigning the room is prohibited without written permission. 7. Common Area Rules The Tenant agrees to: - Keep common areas clean after use. - Wash and put away dishes promptly. - Dispose of trash properly. - Respect quiet hours as agreed upon by all tenants. - Clean up after themselves in bathrooms and kitchen. - Share refrigerator and pantry space respectfully. - Report maintenance issues promptly. - Respect the privacy of all occupants. 8. Smoking, Alcohol, and Drugs: - Alcohol, smoking, vaping, and the use of illegal drugs are prohibited inside the home. 9. Pets: - Pets are not permitted. 10. Parking Tenant may park on the street directly in front of the townhome.
