An itemized Inventory Checklist (Exhibit A) shall be signed by both parties upon move-in. Tenant is responsible for the professional cleaning or replacement cost of any furniture, linens, or electronics damaged beyond standard wear and tear." 2. Quiet Hours & Shared Structure: -Tenant acknowledges the unit is a basement dwelling within a shared residential structure. Quiet hours are from 10:00 PM to 7:00 AM. Tenant agrees to refrain from excessive noise, including loud music or heavy foot traffic, that disturbs the residents of the upper unit. 3. Utility Caps : -Landlord shall pay for water, gas, and electricity up to a monthly cap of $[e.g., $200]. Any overage beyond this amount will be billed to the Tenant and due with the following month's rent. 4. No Smoking / No Vaping: -This is a 100% smoke-free property. Smoking or vaping of any substance (including tobacco and cannabis) is strictly prohibited inside the unit and within 15 feet of any entrance. Violation is grounds for immediate lease termination and a professional remediation fee up to $5000. 5. Maintenance & "Right of Entry: -Landlord reserves the right to enter the premises for repairs, maintenance, or inspections with 24 hours' written notice. In the event of an emergency (e.g., flooding, fire), Landlord may enter without prior notice. 6. Subletting & Guests: -Subletting or listing the property on short-term rental platforms (e.g., Airbnb, VRBO) is strictly prohibited. Guests staying longer than 7 consecutive nights require written approval from the Landlord. 7. Zero-Scaped Backyard Care: -Tenant has [Shared/Exclusive] access to the zero-scaped backyard. Tenant shall keep the area free of trash and debris. No modifications to the landscaping or exterior of the property are permitted. 8.NO PETS ALLOWEDNO PETS ALLOWED: -No pets of any kind (including but not limited to dogs, cats, birds, fish, reptiles, or rodents) shall be kept on or about the Premises by Tenant or Tenant's guests, even temporarily. Any violation of this provision is a material breach of the Lease and grounds for immediate termination.
