House needs TLC. FULL DISCLOSURE as the house "As Is" price: ~~~ What needs to be replaced and or fixed: ~~~ [1] Water Heater as it's a decade old [2] AC unit damaged by lawn mower guy late last year may need replacement according to Crossfield Heating & Cooling technician [3] Entire roof needs replacement and it's leaking at the Sky Light [4] There was a leakage in the basement we couldn't figure out how or why hit or miss depending on the year [5] Washer and Dryer are also Decade and half old & needs replacement [6] Whirlpool tub in master bathroom shoots out black flakes, we're unsure what it is and haven't used it since we purchased home in 2006 [7] There was a leak from the master bathroom which has softened the ceiling of the family room [8] There was a leak in the 2nd bathroom upstairs and that has softened a small portion of the kitchen [9] Garage door needs replacement as wife struck with SUV backing up [10] 1/4 of the front yard stays muddy as neighboring trees block out the sunlight so grass never grows [11] All windows in the house are unfinished and get moldy a couple of times a year
