The landlord's tenant selection criteria and the grounds for which the rental application may/will be denied, include the following (1)criminal history, no felonies, no misdemeanor assault or related crimes of violence, theft, or crimes involving moral turpitude; (2)previous negative rental history or evictions; (3)current monthly gross income needs to be at least 2.5 times the monthly rent ; (4) extensive negative credit history, potential tenants must have at least a 625 credit score;(5)failure to provide accurate or complete information on the application form. All occupants 18 years or older must submit an application.
