Once you have decided that this is the house for you and you want to be approved for the house I will need the following (so you might as well start gathering/getting these items): 1. Proof of Income 2. Proof of rental history--I will need to verify (if you don't have rental history your deposit will be higher). 3. A Full Background Check (which includes criminal) for at least 5 years back, but I prefer at least 10 years for all of the states that you have resided in. You can ask your employer if they would do one for you. Make sure to do full package that has eviction history, credit and criminal background check. 4. A Full Credit Check/background from all three credit bureaus. If you do not provide required items you will not be considered for approval. Deposit will depend on history/risk, but will be at least a full month's rent. I will not deny you based on your history, your deposit will just be Higher. To qualify, you will need to make at least 3 times the rental amount (before taxes are taken out). I Will Consider accepting housing vouchers/housing assistance programs. IF YOU HAVE PETS THEY WILL NEED TO BE APPROVED BY ME. THEY WILL NEED UPDATED RECORDS, VACCINATIONS, ETC..
