    What's special

    This home and finished barn sit on a pretty amazing spot. It feels like up north with true silence, wildlife and 15+ wooded, riverfront acres, but the property is also incredibly close to downtown, schools and the freeway. The home sits ~1000' off the road on a wooded sandy bank that overlooks a beautiful wide spot on the Paw Paw River. The location is about 500 yds downstream of the Maple Lake dam, which makes for a great fishing, wading and kayaking spot. There is about 600 ft of river frontage, and the property tapers in a pie shape to about 200 ft of road frontage on M40. The 15+ acres attracts a lot of turkeys and deer with a grassland sitting below an oak ridge. The property across from the river is cropland which also helps keep wildlife nearby. The large new deck provides some gorgeous views of the river, particularly in the winter since the quick moving shallow water never freezes. Being an avid outdoorsman, some of my best memories of the property were quietly kayaking in snowstorms for hours at a time, and also watching the salmon run in the early fall. The walk out basement is neatly finished with knotty pine and has another bedroom that our eldest son enjoyed with his own bathroom. Other than the convenient location and the river, the finished ~eighty thousand dollar 32'x48' pole barn with 10 ft side walls (which is fully insulated with in-floor heat, plumbed water outside, a mechanics pit and 200 amp service) is the other real gem of this property. Our goal was to add on and make this our retirement home, but jobs have relocated us north, so we are reluctantly listing the property. We have had several unsolicited offers prior to officially listing, but we are not the most motivated sellers currently, and we were unable to come to an agreement to retain hunting rights on the river for 1-2 days per year. That stipulation is completely negotiable, but would certainly help us finally unload my favorite piece of property that I've personally seen!
