The application fee is $35.00 per adult.14. Is the $35 application fee per applicant or per home? The application fee is per applicant. However, your application will be good for 30 days and can be applied to another unit without an additional fee.15. Do we need to submit separate applications if we are roommates, married, etc? Yes. We require a separate application for all adults over 18.16. Do you take co-signers? We usually only take co-signers when the applicant has insufficient credit history or earning power to pay the rent.17. What are your Office hours? We are open 8:30 a.m. to 5 p.m. Monday through Friday and by appointment on Saturdays from 10:00 a.m. to 4:00 p.m.18. Does my application take the property off the market? No. Until your application is approved and a security deposit is submitted, all offers to rent will be considered19. What documents do I need to submit with my application? Providing the correct documents with your application greatly speeds up the process. Please include the following: Recent pay stubs (For the self-employed you will need a recent annual 1099, a copy of IRS-1040 and recent bank statementsPROOF OF INCOME MUST BE VERIFIABLE Photo ID All Applications with the applicants' signature and application fee. Documents supporting other sources of income including Social Security, Disability, Child Support, etc. 20. What if I can't come to your office to submit my application? If coming to our office to submit your application is a hardship you can either fax or e-mail it to us (although it must be signed). Please call and confirm that we have received it. However, we cannot process the application until the fee is paid.21. Can I submit an application if I haven't seen it yet? Yes. Many of our advertised properties are still occupied and not ready to be shown. If you see a property that is still occupied, you can submit an application conditional on your acceptance.22. What if I don't have good credit? Bad credit is not necessarily an automatic denial. Depending on the severity of delinquent accounts we may still be able to rent to you with an increased security deposit provided you have very good rental history.23. What if I have a prior eviction? Evictions or unpaid debts to prior landlords are automatic denials.24. How long does it take to get a response after I turn in an application? Normally it takes 1-2 business days depending on h
