Very beautiful and diverse neighborhood Now business - I am open to a long term rental (1+) as well. In that case I can offer a more better deal - Roof Top Parking available as well on premise - additional cost. Rent is 1850 per month + internet ($21) + electricity Rent is 2000 per month with Parking Pets okay with additional fees/deposits. I absolutely love the area and have been here 5+ years. 1. Rent and Utilities Base Rent: $1,850 per month, due on the 1st/2nd of each month. Internet: $21 will be added to the monthly rent for 250 Mbps internet service, as charged by the association. Electricity: The tenant is responsible for paying for electricity. It will be added to the next month's rent. Heat and Water: The landlord will provide and pay for heat and water services. 2. Maintenance and Repairs General Maintenance: The tenant must maintain the apartment in a clean and habitable condition. Clogged Drains: The tenant is responsible for any plumbing issues caused by hair, food, or other avoidable blockages. Maintenance for blockages will be billed to the tenant if the clog is due to misuse. Reporting Repairs: The tenant must promptly report any maintenance issues. Emergency repairs, such as plumbing leaks or heating failures, must be reported immediately. 3. Prohibited Activities The tenant agrees not to engage in any illegal activities on the premises. The tenant must not disturb the quiet enjoyment of neighbors or other tenants. 4. Pets Pets okay with additional fees/deposits. 5. Alterations and Additions The tenant may not make any structural changes or additions to the apartment without the landlord's written consent. 6. Subletting and Guests Subletting is not permitted without the landlord's written approval. 7. Entry and Inspection The landlord has the right to enter the apartment for inspections, repairs, or showings with proper notice as required by law (minimum 48 hours' notice, except in emergencies). 8. Compliance with Laws The tenant must comply with all applicable laws, including Chicago's Residential Landlord and Tenant Ordinance. 9. Insurance The landlord is not responsible for the tenant's personal property. The tenant is encouraged to obtain renter's insurance. 10. Lease Termination The lease may be terminated under the conditions outlined in the lease agreement, which comply with the RLTO. 11. Security Deposit Amount: A security deposit of $1,850 is required at the start of the lease. Use of Deposit: This deposit will be held to cover any damages beyond normal wear and tear, unpaid rent, or other lease violations. Return of Deposit: The deposit will be returned within 30 days after the tenant vacates the apartment, following an inspection. A written statement itemizing any deductions will be provided within 30 days if any amount is withheld. If no deductions are made, the full deposit will be returned. Inspection: The apartment will be inspected after the tenant vacates. The tenant will be notified of any issues that might affect the return of the security deposit. Interest: The landlord will comply with Chicago's Residential Landlord and Tenant Ordinance regarding interest on the security deposit, if applicable. 12. Move-In and Move-Out Fees Moving Designee (Guard Fee): A $50.00 fee is required for the Moving Designee/Guard, payable by blank money order or cash only. Management will schedule the Move Designee/Guard, who must be present during the move. This fee must be paid ahead of time. Non-Refundable Occupancy Fee: $300.00 for move-in, payable by personal check, cashier's check, or money order made out to Shoreline Park Private Residences. $300.00 for move-out, payable by personal check, cashier's check, or money order made out to Shoreline Park Private Residences. The occupancy fee is required for any occupancy change, defined as moving in, out, or within the building. Refundable Damage Deposit: $250.00 for move-in, payable by personal check, cashier's check, or money order made out to Shoreline Park Private Residences. $250.00 for move-out, payable by personal check, cashier's check, or money order made out to Shoreline Park Private Residences. This deposit is required for scheduling any move involving the use of elevators or traveling through common elements. The deposit will be refunded after a pre- and post-move inspection confirms no damage to common areas. If damages are found, the deposit will be refunded minus the cost of repairs. If damages exceed the deposit amount, the unit owner will be billed for the excess fees. The refund will be processed within 30 days after the final damage assessment. 13. Tenant Orientation All tenants must schedule an orientation with the Management Office prior to occupancy. Orientations are available Monday through Friday during the following times: Mornings: 10:00 AM - 11:30 AM Afternoons: 2:00 PM - 4:00 PM The orientation typically takes 20-30 minutes and is mandatory for all occupants.
