Applicant must sign IABS Form. 3. A cashier's check or money order shall be made payable to Clay Enterprises for the application fee. Application fee is $50 per person and the processing fee is $100. 4. The application deposit is equal to one month's rent. Landlord will base the approval/rejection decision on verification of information stated in applicant's Residential Lease Application. If the applicant is not approved, the application deposit will be refunded. If the applicant is approved, the applicant must sign the Lease within 3 days and the application deposit will be applied to the security deposit. 5. An up to date copy of each applicant's driver's license or passport is required. 6. All applications will be screened using National Tenant Network. The NTN process will include a credit report and criminal history background report. 9. Applicants with a criminal history that includes sex offender, violent crime offenses, hard drug sales, or terrorist activities will be denied. 10. Landlord does not permit smoking inside of the leased property. 11. Landlord does not permit loud or large outdoor parties or loud music that creates a nuisance to neighbors. 12. Pets are usually not permitted but this may be negotiable.
