Sunny two-room suite in a quiet, garden view apartment. I'm the master tenant of an apartment in Russian Hill/Polk Gulch. I have one of the bedrooms, and I'm renting out the two front rooms as a bedroom/living room suite. The bedroom has a large picture window looking out into a garden in the front. The building is set far back from the street so the place is unusually quiet for a city apartment. It's a great space for couples. The space is about 300 square feet and there are two closets, one of them a walk-in. It is unfurnished. The apartment is on the second floor of a three story building. The picture window was recently replaced and the whole space is newly painted. There are HVAC units with heat and air conditioning. There is a shared split bath, with the sink and shower/tub in a room separate from the toilet. Other shared space includes a large, fully-equipped kitchen with a pantry, and an airy sunroom that can be used as a dining room. There's a terrace with a table and chairs in the front garden, and behind the apartment there's a very quiet forested garden area. Check out the pictures. I'm a man, quiet, easy-going, mindful of others. I'm a composer but I work entirely with headphones so you won't hear me. My day job is at Trader Joe's. I love the sounds of real life -- talking, laughing, running around, singing, cooking, etc. But I value a quiet environment when it comes to digital sound, and would prefer housemates who use headphones for music and TV. It's an amazing location, with easy access to the Financial District, and about a 15-minute walk to the water and a 25-minute walk to Civic Center. Chinatown, North Beach, Aquatic Park, Fort Mason, and Chrissy Field are fun and scenic walks. There are multiple bus lines within a few blocks. There are loads of small businesses, restaurants, and bars on Polk Street, and Whole Foods and Trader Joe's are an easy walk. Street parking is available and generally not too hard to find. There's an excellent laundromat less than two blocks away. This neighborhood is one of the warmer and sunnier parts of the city. The monthly rent is $1,900. It is a month-to-month agreement, but I would prefer a longer term tenant. High speed internet is available for about $30 a month, and utilities are usually about $20-$60. There's a $2,600 deposit.
