Located a short walk from downtown Mosier - and less than a ten minute drive from Hood River, or 20 minutes from the Dalles - this one bedroom/one bath unit overlooks the Columbia River, with the famous Coyote Wall escarpment ("the Syncline") forming the backdrop. The condo is fully furnished and equipped with high-end amenities including bamboo floors, granite countertops, flat screen TV, two wall-mounted ac/heating units with remotes, stainless steel appliances (including washer and dryer), and access to the community pool, hot tub, and exercise room. Utilities including electric power, water /sewer are additional; likewise, high speed fiber optic internet and/or satellite TV service is available for an additional fee. The condo owner lives onsite, in a nearby unit. At 770 sq. ft. the condo is most suitable for a single individual. Parking is limited to one reserved space; additional vehicles must be parked on the road outside the condo development entrance. Smoking of any kind is not permitted, and unfortunately, condo association rules prohibit pets. The rent is $1800 a month for a one year lease, with the first and last month's rent paid at the time the lease is signed. A two month lease is a possibility, but only with prepayment. In addition, a refundable $700 security deposit is required. To qualify, a renter must be prepared to provide character references and income greater than 3X the monthly rent (i.e., a minimum of $5400 a month). The unit will be available on April 1. The renter is responsible for electric (average monthly cost for the previous year $55), water and sewer (average monthly cost ~$134), optional fiber optic internet ($50), and optional cable TV. To qualify, the renter must prove monthly income of at least $5400. First month and last month's rent is due at the lease signing, plus a $700 refundable damage deposit. Hence, total move-in costs amount to $4300. If the renter wishes to terminate the lease before the one year term is up, they must provide 30 days advance written notice and the final month's rent (prepaid at the lease signing) is forfeited. A two month lease is also an option, but the entire term must be paid in advance (plus the refundable $700 damage deposit). HOA rules prohibit smoking on Mosier Creek property except in the carports, and the unit only provides parking for a single vehicle (occasional, short-term quests may make use of unreserved parking spaces; overnight guests must park outside the entrance to Mosier Creek Place). HOA rules prohibit poets in rental units.
