Lessee shall commit no waste to the leased premises. Lessee shall not assign or sublet said premises or allow any other person to occupy the leased premises without Lessor's prior written consent. Lessee shall not make any material, paint or structural alterations to the leased premises without Lessor's prior written consent. Lessee shall comply with all local and state building, zoning and health codes and other applicable federal and state laws for the use of said leased premises. Lessee shall not conduct on premises any activity deemed extra hazardous, or a nuisance, or requiring an increase in fire insurance premiums. Lessee will provide light bulbs, filters for HVAC and charged batteries in the smoke detector. Lessee shall not allow pets on the premises. Lessee shall not have any fires for burning leaves, trash or other combustible material. Lessee shall maintain working Town of Smithfield Electrical, Water and Trash Service to the premises always during occupancy. Lessee will maintain enough heat in the house to avoid frozen water pipes. Lessee shall not utilize property for commercial use or for any said use that is not in accordance with state and local law Lessee shall provide the Lessor with four (4) weeks advanced notice that the lease will not be renewed. Lessee shall forfeit deposit if lease is broken prior to termination date. Lessor and Lessee may inspect property at least once every three (3) months, unless mutually agreed otherwise. An inspection will be completed by both Lessor and Lessee prior to occupancy and vacating of house. Lessor will keep yard mowed and maintained, and Lessee shall keep yards clear of items to allow for yard maintenance.
