    Check out our 3 bedroom, 1-1/2 bath located in rural Zionsville. This 1200 square foot home is the perfect country house that would be great for first time home owners or families. With farm fields on three sides of the house, it makes for quiet days and nights with little to no traffic. The property comes with a spacious fenced in backyard, perfect play area for kids and animals. It has an insulated 2 car garage, perfect size for 2 cars. The large patio has been great for our hot tub, grilling out, and a nice sized patio table with chairs. Here's some information on the property. -The property is located in rural Zionsville, which has the 2nd to cheapest property taxes in the county. This past year the property taxes were $1050. -Lebanon School System -Appraiser measured the house to be 1185 square livable feet -Furnace and water heater are propane -Internet is through Ilines -Electricity comes from REMC -10 minute drive to Whitestown/Anson and a 10-15 minute drive to Lebanon or Brownsburg List of improvements in the past 10 years -Roof was replaced in 2012 -Furnace and AC were replaced in the early twenty-teens and have always had scheduled maintenance -All of the windows in the house were replaced with more efficient windows -Hot water heater was replaced in 2012 -The carpet flooring was replaced 5 years ago in two bedrooms -One bathroom and laminate throughout the living room and hallway was replaced 5 years ago. -The front porch was enclosed in the 90's -In 2014 the kitchen cabinets were all refaced with new wood and new doors. -The drainage around the house was improved to collect water away from the foundation. A sump pit and pump were installed in the crawlspace. -We installed a night owl security camera system that goes through a DVR in the closet that has smart phone accessibility and has recording for a few days. It has 8 cameras around and inside the house. -In 2018 Jones Home Services out of Lebanon came to the house and repaired the duct work in the crawl space. They better sealed the trunking and heat ducts to save on heating costs. -In February of 2021 the well pump and its wiring and piping were replaced. The well is approximately 45-50 feet deep and the well pump is 42-45 feet deep. Terms of sale -My family is currently building a new home. If for any unforeseen reasons we are delayed on the construction of our new home, we the seller will pay rent of $30 per day up to a maximum of 45 days past March 31, 2023. By the middle to end of February we should have a better idea of the completion and move-in date. -Will present contract upon verbal price agreement. -Down payment of $5000 is required upon contract signing. -Seller and buyer agree to split all closing costs, if buyer chooses or is required to purchase title insurance, that will be the responsibility of the buyer. -If the buyer chooses to use a realtor to help in the transaction, their commission or fees will be the responsibility of the buyer and the buyer alone. -Eric Ragsdale is our banker at Home National Bank in Thorntown.
