It's been nearly a decade since my wife and I started investing in LaFerte Terrace, renovating seven forlorn townhouses into homes anyone would want to live in. Our project picked up intensity over the last two years as we renovated this historic structure, and this is the first of the market-rate townhomes to come online. This building dates to 1913 and had all of the wear and tear of surviving a century of life in Detroit. We gutted these townhouses to the studs and rebuilt everything new to make them 21st Century compatible while maintaining their historic charm where it counts. We refinished the five-panel doors and hardware, sanded/refurbished the oak flooring and trim, tuck pointed the exterior masonry, and rebuilt the front porch to the building's original specs. Its modern conveniences include high-efficiency everything, new wiring/plumbing/HVAC/data lines, central air, Energy Star-rated stainless steel appliances, private washer and dryer, large back deck, and more. Each townhouse has off-street parking behind the building. The green space around the building belongs to us and is open to the tenants. We have planted more than 100 trees around the building. There are raised garden beds and fruit trees in the backyard next to a billboard-sized mural of the city of the Detroit's flag. A life-sized replica of the Dr. Who TARDIS that serves as a free library is across the street. LaFerte Terrace is the central part of a larger redevelopment we are undertaking in this corner of Woodbridge. Last year we finished renovating a duplex across the street, and we are currently working on other large residential and commercial projects within a block of these townhouses. LaFerte Terrace is two blocks away from the True North Quonset hut development, Ochre Bakery, and Magnet restaurant to the west. Woodbridge Pub, Pie Sci, Bikes & Coffee, and Wayne State's athletic fields are three blocks away to the east. LaFerte Terrace is within easy walking distance of Wayne State, the College of Creative Studies, and the DMC. It's a quick bike ride from Midtown, North Corktown, Corktown, New Center, Henry Ford Hospital, Downtown Detroit, and the Detroit Riverfront. We are pet-friendly. Rent is $1,950 per month with one-month security deposit. Landlord pays for the alarm system and takes care of landscaping. Tenants pay utilities, but we have done everything within our power (high-efficiency furnace, new storm windows, spray foam insulation, etc.) to minimize that cost. Tenants cover utilities. Owner pays for alarm, and takes care of landscaping.
