GEORGIA RESIDENTIAL LEASE AGREEMENT

This Residential Lease Agreement ("Agreement") is entered into on __________________, 2026 by and between:

Collectively referred to as the "Parties."
1. PREMISES
Landlord hereby leases to Tenant the residential property located at:
503 Amelia Court, Villa Rica, GA 30180
The property includes the residence, attached fixtures, appliances provided by the Landlord, garage, driveway, yard, and any other improvements located on the property.
2. TERM OF LEASE
The lease shall begin on __________________, 20 and shall terminate on __________________, 20.
The minimum lease term is twelve (12) months.
Unless otherwise agreed in writing, this Agreement does not automatically renew.
3. RENT
Tenant agrees to pay monthly rent of:
$2000.00 per month
Rent includes:
Water service
Tenant is responsible for all other utilities unless otherwise agreed in writing.
Rent is due on the 1st day of every month.
Payments shall be made by:
4. SECURITY DEPOSIT
Prior to occupancy, Tenant shall pay:
Security Deposit: $1,800.00
First Month's Rent: $2,000.00
Total Due Before Move-In:
$3,800.00
The security deposit shall be held in accordance with Georgia law.
The deposit may be used to cover:
Unpaid rent
Late fees
Cleaning beyond ordinary use
Damage beyond normal wear and tear
HOA fines caused by Tenant
Unpaid utility obligations that are Tenant's responsibility
Costs to restore the property to move-in condition
5. LATE RENT
Rent is considered late after 11:59 p.m. on the 1st day of the month.
Beginning on the 2nd day of the month, Tenant shall pay a late fee of:
$10.00 per calendar day
until all rent and applicable fees are paid in full.
Acceptance of late payments shall not waive Landlord's right to enforce this Agreement.
6. OCCUPANCY
The property shall be occupied solely as a:
Single-Family Residence
No commercial business shall be operated from the property.
No short-term rentals including Airbnb, VRBO, or similar services are permitted.
Subleasing or assigning this lease is prohibited without written permission from the Landlord.
Only the following occupants may reside in the home:
No additional occupants may reside at the property for more than fourteen (14) consecutive days without written approval.
7. HOA COMPLIANCE
Tenant agrees to comply with all Homeowners Association (HOA) rules, regulations, bylaws, and community standards, whether currently in effect or adopted during the lease term.
Tenant responsibilities include but are not limited to:
Maintaining the lawn and landscaping
Regular mowing and edging
Keeping flower beds free of weeds
Proper watering and maintenance of landscaping
Maintaining an attractive appearance of the property
Prompt removal of trash and recycling containers as required by HOA regulations
Keeping trash containers out of public view except on collection days
Maintaining sidewalks and driveway free from excessive debris
Keeping the exterior clean and presentable
Following all parking restrictions
Following architectural and exterior appearance requirements
Any HOA violation caused by Tenant shall be corrected immediately.
Any HOA fines assessed due to Tenant's actions or negligence shall be the responsibility of the Tenant and shall be payable upon demand.
8. YARD MAINTENANCE
Tenant agrees to maintain the yard in a neat, clean, and attractive condition throughout the lease.
Tenant shall:
Mow grass regularly
Trim shrubs
Remove weeds
Remove fallen limbs
Replace dead plants if caused by Tenant neglect
Keep the yard free from junk or debris
Failure to maintain the property may result in the Landlord arranging maintenance at Tenant's expense.
9. VEHICLES
No:
Inoperable vehicles
Junk vehicles
Unregistered vehicles
Vehicles on blocks
Vehicles undergoing major repairs
may be kept anywhere on the property.
Repairs involving oil changes, engine removal, transmission work, or similar mechanical work are prohibited on the premises.
Vehicles must be parked only in approved areas.
10. PET POLICY
Pets are permitted only with Landlord approval.
The following are strictly prohibited:
Vicious or dangerous dogs
Animals with a documented history of aggression
Animal breeding
Boarding animals
Commercial pet operations
Animal rescue operations
The property shall not be used for any breeding, boarding, kennel, or similar business.
Tenant shall promptly clean up all pet waste.
Tenant shall be fully responsible for all pet-related damage.
11. PROPERTY CONDITION
Tenant acknowledges the property is received in clean and habitable condition.
Tenant agrees to maintain the home in substantially the same condition throughout the lease.
Tenant shall:
Keep the property clean
Maintain sanitary conditions
Prevent mold caused by neglect
Replace HVAC filters as recommended
Promptly report maintenance issues
Prevent plumbing damage caused by misuse
Protect flooring from damage
12. DAMAGE TO PROPERTY
Tenant shall be responsible for all damages caused by:
Negligence
Abuse
Misuse
Guests
Pets
Normal wear and tear shall not be charged.
Examples of chargeable damages include:
Holes larger than normal picture hanging
Broken windows
Broken doors
Damaged flooring
Torn screens
Damaged appliances due to misuse
Missing fixtures
Unauthorized painting
Broken cabinets
Damaged countertops
Smoke damage
Excessive wall damage
Water damage caused by Tenant negligence
Repairs shall be billed to Tenant.
13. ALTERATIONS
Tenant shall not:
Paint
Wallpaper
Install flooring
Replace fixtures
Build structures
Install satellite dishes
Change locks
without written approval.
14. SMOKING
Smoking or vaping of any substance is prohibited inside the residence, garage, and enclosed areas.
Tenant shall be responsible for remediation costs if smoking damages the property.
15. MAINTENANCE REQUESTS
Tenant shall promptly notify Landlord of:
Water leaks
Roof leaks
Plumbing issues
Electrical problems
HVAC failures
Structural damage
Failure to report issues resulting in additional damage may make Tenant responsible for repair costs.
16. LANDLORD ACCESS
Landlord may enter the property upon reasonable notice for:
Inspections
Repairs
Maintenance
Showing the property
Emergency situations
In emergencies, no advance notice shall be required.
17. INSPECTIONS
Landlord reserves the right to inspect the property periodically with reasonable notice.
Inspection items may include:
General cleanliness
HOA compliance
Lawn maintenance
Damage
Unauthorized occupants
Unauthorized pets
Lease compliance
18. INSURANCE
Tenant is strongly encouraged to obtain renter's insurance covering:
Personal property
Liability
Temporary housing
Pet liability (if applicable)
Landlord's insurance does not cover Tenant's personal belongings.
19. DEFAULT
Tenant shall be in default if Tenant:
Fails to pay rent
Violates HOA rules
Damages the property
Allows unauthorized occupants
Keeps prohibited animals
Uses the property unlawfully
Violates any provision of this Agreement
Landlord may pursue all remedies available under Georgia law.
20. ABANDONMENT
If the property appears abandoned in accordance with Georgia law, Landlord may secure the premises and exercise all legal remedies available.
21. MOVE-OUT REQUIREMENTS
Upon vacating, Tenant shall:
Remove all personal belongings
Return all keys and garage remotes
Leave appliances clean
Sweep and mop floors
Clean bathrooms
Clean kitchen
Remove all trash
Mow the lawn if necessary
Repair any Tenant-caused damage
Failure to do so may result in deductions from the security deposit.
22. ATTORNEY'S FEES
Should legal action become necessary to enforce this Agreement, the prevailing party may recover attorney's fees and court costs to the extent permitted by Georgia law.
23. ENTIRE AGREEMENT
This document constitutes the entire agreement between the Parties.
Any modifications must be in writing and signed by both Parties.
24. GOVERNING LAW
This Agreement shall be governed by the laws of the State of Georgia.
25. ADDITIONAL TERMS
The following additional terms shall apply:
Rent must be paid in full each month. Partial payments do not waive Landlord's rights.
Tenant shall immediately notify Landlord of any condition that could damage the property.
Tenant shall not intentionally disable smoke or carbon monoxide detectors.
No illegal activity shall occur on the premises.
Fireworks and unlawful discharge of firearms are prohibited.
Tenant is responsible for replacing light bulbs, HVAC filters, and batteries in smoke detectors during the tenancy.
The home shall be kept in a clean and sanitary condition at all times.
Any costs incurred due to clogged plumbing caused by Tenant misuse shall be Tenant's responsibility.
Tenant shall promptly reimburse Landlord for HOA fines or charges caused by Tenant's actions or negligence.
Failure to maintain the property after written notice may result in Landlord arranging corrective work at Tenant's expense.
