Renters Insurance: Tenant must maintain renters insurance throughout the lease term with a minimum of $100,000 personal liability coverage. The policy must include coverage for pet-related liability and list Owner as Additional Interest. Proof of coverage is required prior to move-in and upon renewal. Utilities & Maintenance: Tenant is responsible for all utilities, including electricity, water, gas, trash, internet, and lawn care. Tenant shall maintain the yard in a neat and presentable condition throughout the lease term. HVAC Maintenance: Tenant is responsible for replacing the HVAC air filter every thirty (30) days using a filter of the proper size and rating for the system. Each replacement must include a photo of the newly installed filter with the installation date written on the filter itself. This photo must be provided to Owner upon request. Failure to replace filters as required may be treated as a lease violation, and Tenant shall be responsible for any damage, reduced system life, or service costs resulting from improper HVAC maintenance. Pets: Pets considered at Owner's discretion and require prior written approval. Approved pets may be subject to a refundable pet deposit and additional terms. Assistance animals will be accommodated in accordance with applicable law. Tenant remains fully responsible for any damage, nuisance, or disturbance caused by any animal. Appliances: Refrigerator, washer, and dryer are provided as a courtesy. These items are not warranted and will not be repaired or replaced by Owner if they malfunction. Tenant is responsible for any damage caused by misuse or neglect. These appliances remain the property of the Owner and may not be removed from the home. Furnishings: The movable kitchen island is provided as a courtesy and remains the property of the Owner. It may not be removed from the home.
