    This is a beautiful piece of property that I bought five years ago (10 acres of wooded land with a dwelling on it). Of course, this property comes with a septic system, electricity, and a well (a major amount of savings). I am selling this property, as is, the same way I bought it. There have been some improvements over the years, a new well pump and new plumbing to the Leach bed was installed a couple of years ago, some interior drywall and exterior metal siding installed, along with four wheeler trails throughout the property. Also, I had some old trees chopped down last year around the dwelling. This property is for potential cash buyers as an investment property. The dwelling needs a lot of remodeling on the inside. Hence the reason for the price reduction. The 10 acre plot would be great to build a brand new house, cabin, do an Airbnb, or just have a vacation home (get out of the city). A cash buyer is preferred, however, if you have a home equity loan, I will accept cashiers checks, as well (I won’t turn away a paying customer)! The expectation is that the purchaser will either tear down the existing home, or remodel it to their standard, and/or build their own dream home using the existing well, wiring, and septic system (that’s a lot of savings). Lastly, in order to place the property on hold (a pending sale), any potential buyer will be asked to pay an nonrefundable down deposit in either cash or by cashiers check to the local Title company, in Fremont, who will be processing the sale of the home (the nonrefundable deposit amount will be deducted from the total balance upon closing). There will be no consideration for renting or leasing this property… it is strictly available for purchasing.
