These movein payments can be spread over 6 months. Applicants will be screened for financial/income history, previous residence history, and employment. Applicants will be required to pay for the application fee, including credit check, of approx $45. Applicants may be required to pay a $500 holding deposit to hold the unit until screening is complete. Upon completion of screening, if tenancy is offered and accepted, this deposit will be applied to first month rent. If the offer of tenancy is not accepted within 48 hours, the applicant will forfeit the deposit. If the applicant is declined due to not meeting qualifications, the deposit will be refunded. Applicants will have 48 hours to accept a lease offer, after which the lease offer will be rescinded. All applicants together must have a verifiable monthly income to rent ratio of at least 3.5:1. Applicants may be asked to provide their 2 most recent pay stubs or, if self employed or retired, last 3 months bank statements and signed tax returns for the most recent year. Each applicant's credit report will be obtained as part of the application process and applicants with a history of delinquent payments, including rent, will be denied tenancy. Credit scores must be at least 700. Each applicant must have a history of paying rent on time, maintaining the property in good condition, and not having a pattern of complaints from neighbors. We may perform an assessment of any adult applicant on a sex offender registry to determine whether a business reason exists to deny tenancy. No smokers. One well behaved dog or cat may be allowed at the owners discretion. No aggressive dogs with a propensity to bite, such as Pitt bulls, will be allowed. Proof of licensure with the City of Seattle may be required. A "pet reference " may be required from a vet and prior landlord. If allowed, a pet deposit will be required. Tenant required to mow lawn at least every 2 weeks when grass is growing. A power mower is provided.
