No smoking inside house, no visitor more than 7 days straight and maximum of 14 days per year (partner and/or significant other excluded), no hot tub or pools are permitted, no changes to property unless submitted in writing and approved by owner. Lease is 1 year contract. Utilities and rent are due the 1st day of every month. No parties or loud music. No noise after 10pm. Internet and cable not included. Late fee of $25 applies to late rent of more than 1 day. Property should be maintained and clean of debris by tenant. Pest control is not provided by owner. Any issues or leaks must be reported immediately upon discovery and renter must try to prevent further damage if possible.
