If you don't know the area, it is prized for much cooler summer temps than downtown Chattanooga which is only minutes away. The lovely walks, extensive trails, and nearby views of Tennessee's "Grand Canyon" are priceless. With dog park and golf course around the corner, local conveniences like CVS and Ace Hardware, Pruett's prized local food market, along with the Signal Mountain Nursery; you rarely have to leave the mountain. If you have school-aged children, you will appreciate the high rankings of the local schools. All appliances are included, pets permitted on a case by case basis with additional deposit/rent monies to be discussed and agreed upon. Yard maintenance is included in the rent. If you are a gardener or enjoy working in the yard, we should talk! Also, if you are interested in starting a lease mid-February or even as late as March 1, I might be able to accommodate you. Finding the best tenant is the goal. Start date is somewhat flexible. Tenant is responsible for all utilities: garbage, natural gas, electric and water. Two-year lease is available. Renters secure home with $4,200 deposit. That deposit is reserved to cover potential damage to the home and/or its contents. From that deposit, Landlord will subtract the cost to clean the home, carport and garage and repair yard where pets have been (if necessary) after Tenant has moved out at the end of the Lease Term. The remainder of the deposit will be refunded to Tenant. As for pets, I will need accurate details of any pets being considered. I have the right to refuse occupancy based on pet profiles. If possible, I will need to meet pets before agreeing to lease home. My pet deposit and monthly pet rental rates will be determined on a case by case basis. The number of occupants is no more than four people no matter the ages. All occupants need to be able to safely climb and descend stairs. I require tenants to have renter's insurance and a policy covering the family's dog in case the dog bites another dog or person. I do not accept breeds feared to be aggressive or dogs that are aggressive towards people or other animals. Finally, I love this house and expect anyone who lives there to love and respect it as much as I do. It is a gem and I believe you will agree!
