Bathroom floor tile replaced, toilet and vanity replaced, shower completely remodeled and walls painted. Bedroom walls and trim repainted as well. Both spare rooms have been repainted and new laminate wood floors installed. Spare bathroom floor is new, walls painted, and vanity and toilet replaced. Shower partially remodeled. Kitchen and laundry rooms are freshly painted and remodeled. The kitchen has a gas stove, a full size refrigerator, and plenty of cabinet space. The house has central air conditioning and heating as well. Laundry washer and dryer are included and are inside the house. All remodeling completed in 2022. There is a great back yard, fully lit, for hanging out with friends day and night. Set up a projector or bring a TV out back for a great relaxing space. The side yards are fully fenced in for pets. There is parking in the driveway and three more directly in front of the house on the street. OPEN HOUSE: TBD, please contact through Zillow. This lease is available for 12 to 13 months starting anytime after June 1st, 2025. The security deposit and last month's rent are due at signing, totaling $4400. The first month's rent and continuing monthly payments will start on the 1st of June, July, or August depending on when the tenants would like to move in. Rent is due the first of each month. The renter will have a 3-day grace period to make the payment or a $50 late fee will be added on the 5th day of the month until payment is made. The last payment will be due 11 months after the lease begins, unless the renter re-signs and then the new lease will continue until 2027. The security deposit will be returned to the renter within 2 weeks AFTER moving out. 3 tenants are covered by the agreement above. Additional tenants after 3 will be an additional $150 per person for the rent and the security deposit. A $75.00 fee will be charged for any changes made to the lease after it has been executed. All pets are allowed. Any damage or stains caused by pets will be taken from the security deposit. Utilities are roughly $100 per month per person. Renters will pay directly through GRU. Two people living in the house for the past year have been an average of $200 per month. Utilities cover electric, gas, water and trash. Internet (optional) is not included. Internet can be set up through COX. Smoking of any kind is NOT ALLOWED on the property, inside or out, and if any traces are noticed or found, there will be a total forfeiture of the security deposit. Parking is free and up to 4 cars can park outside the house in the driveway and the street. General upkeep and cleanliness of the inside of the property is highly appreciated and any damage or major cleaning needed will be taken from the security deposit. - Changing the air filter is easy and is considered basic household upkeep. Four filters will be provided to use throughout the year. Replace the air filter in the mechanical closet once every three months. - Lightbulbs that need to be changed out will be the renter's responsibility. - Windows in the house are original, and some have been sealed off for weatherproofing. It is highly encouraged that the renter does not open the windows. Please be careful or any damage or broken glass will be taken from the security deposit. - All campfires must be contained in a fireplace and stored on the rocks or dirt, as the heat from the bottom of the fireplace will melt the turf grass or could start a fire over the mulch. - Pest control is included and paid for by the landlord. - Rodent control will be the responsibility of the tenant.
