A tenant can be held liable to pay the landlord three times the amount and the landlord's attorney's fees if an attempt to "live out" the security deposit, using it as the last month's rent by simply not paying the rent because the landlord has the deposit. The Landlord might be entitled to keep the tenant's security deposit in its entirety if the tenant does not give advance notice before vacating the unit.
