Qualification Criteria: Credit: Minimum credit score of 600 required. No landlord collections or eviction history will be accepted. Income: Must be at least 3x the monthly rent, verified by one or more of the following: -Current pay stub (must include YTD income, employer name, applicant name, and date) -1099 for self-employment -Recent tax return -Documentation of child support, alimony, SSI, SDI, retirement, or pension -Offer letter from employer (must include company name, applicant name, and date) Criminal History: Applicants must have no felony convictions within the past 7 years involving violence, assault, battery, firearms, arson, or the manufacture/distribution of controlled substances. No convictions for sexual offenses, regardless of date. Bankruptcy: Must be discharged for at least 3 years. Co-signers: Must meet all application requirements and submit a $75 (non-refundable) application. Rental History: Minimum of 2 years rental history or equivalent proof of home ownership. Must include landlord name, phone number, and email. Rental history should show timely payments and no issues with evictions, damages, disturbances, unpaid fees, or legal actions. Pets: $300 non-refundable pet fee per pet is required. Additional non-refundable deposits may apply. Breed restrictions apply for aggressive breeds. All tenants must sign a pet addendum for each pet. Other Policies: No subletting, corporate leases, or use as Airbnb. Applications may take up to one week to process. Lease start date must be within 14 days of application approval. Homes are leased in "as-is" condition.
