    What's special

Check out this lovely home and shop building. What a unique opportunity to purchase a home with so many nice features and a shop building to make any mechanic, handy person, or hobbyist happy. This property will be pleasing to everyone as it is located in the city limits of Greensburg, Kansas, but it has open fields to the south and to the north is a large open lot.  One neighbor is nearby to the east and to the west is plenty of elbow room.  Enjoy the best of both worlds with all the quiet scenary of the country life and the close convenience of the city life. Lets start with the home.  It  was manufactured by the Schult Homes Corporation in December of 1996. The dimensions are 28' wide and 72' long, providing 2,016 square feet of living space plus a full unfiinished basement. This home was remodeled due to the famous tornado that hit Greensburg in 2007. We have included the engineer's report in the photos.  The remodel and reconstruction served to make the home better than before. One of the nicest improvement was the replacement of the paneled walls with sheetrock featuring an attractive texturing treatment.  As you walk in the front door you will enter into the living room where you will see a fireplace to keep you feeling warm and cozy on those cold, frosty nights. The kitchen is spacious and has an island so guests can sit and visit with the cook. The kitchen has beautiful wood cabinets to give it that 'country' feel..The dining room has ample space for a dining table, and there is also a lovely built-in China cabinet. Sliding glass doors lead out to the spacious back deck. On the main floor are 3 nice sized bedrooms and 2 full bathrooms. The master bedroom is a nice size with a spacous walk-in closet / dressing room that leads into the bathroom on one side. and on the other side you enter the bedroom. Master bath has a large jacuzzi style garden tub, a separate shower, and two sinks. The other 2 bedrooms are across the home along with the other full size guest bathroom. Both bedrooms have ample room with nice sized closets. The utility room includes the washer and dryer.  There is an exterior door in the laundry room leading out the back door to a large deck that runs almost the entire length of the home.   The unfinished basement is just waiting for the new owner to put their own personal touches on it. It is a full basement so there is a lot of area to play with.  Plumbing hook-ups are already installed for a bathroom, and there is a basement entrance to the home as well..  The deck has 2 doors into the house with one in the dining room and the other off the utility room. Also there is access to the back yard on the east end of the deck. The home has central heat and air. Appliances included with the sale of this home are:  cook stove, refridgerator, washer, and dryer. This property is fueled by propane gas with its own propane tank. Due to a hail storm the roof, was replaced in 2017, along with new kitchen windows, and patio door. There is a Rain Bird sprinkler system for the yard to keep the grass nice and green.  The shop building is 60' x 30' providing 1,800 square feet of additional goodness. It has almost everything a guy would want. The shop has two entrances to the building:  a walk-through door and an oversized overhead electric door, large enough for heavy equipment storage like a backhoe. The building has 6 inch insulation to make the shop more comfortable whether it cold or hot outside.   There are two 220 outlets inside the shop for welders and air compressers, or whatever you may want.  There are two more outlets on the outside near the over headdoor that would be great for RV power. The air compresser does go with the property, and the seller has taken great pains to add air lines in the shop for easy use of air tools and/or any other reason you would need pressured air. This is a great place to go and work on projects as there is so much area to utilize. Concrete floor built strong enough to hold heavy equipment and to make for a cleaner work environment. Large overhead door to pull in the taller 4 wheel drive trucks. If you are a hunter think of all the things you could use this building for like plenty of space for hanging your day's hunt and enough power to have freezers to keep your meat ready to use. Also enjoy plenty of room to park the 4 wheelers, corn feeders when they are not placed in the fields feeding the critters, and an asundry of other hunting equipment.  This property would make a very low maintenance family home, vacation home, relaxing country home, beautiful hunting lodge or quiet escape for those in their retirement years.  Here is a rare chance to own a beautiful home in the Unit 16 Hunting Area near Greensburg, Kansas, which is located in Kiowa County, Kansas.  Unit 16 is the most popular trophy deer hunting area in Kansas. Taxes for 2020 were $3030.96  The home is serviced by electricity, cell phone service, high speed Internet, cable television, city sewer, and city water,   For more recreational opportunities, this property is located just 2 miles from the Kiowa State Fishing Lake and less than a mile from the Cannonball Golf Course. In 2007 Greensburg was brought to national attention due to a devastating F5 tornado.  The city has since rebuilt with many businesses using "Green" technology.  New businesses have sprung up including the Kiowa County Media Center that provides video and marketing production expertise from border to border. Greensburg has been reborn! The City of Greensburg offers many services and recreational opportunities.  Greensburg is not far from the famous the Red Hills Scenic Byway. The surrounding area offers rugged beauty and stunning vistas.   The city of Greensburg provides excellent public schools and a welcoming small town atmosphere. According to the Kansas Regional Center, some of the most important factors in choosing a place to live is lifestyle, safety and ease of finding jobs. "You're looking for a place with a low cost of living, nationally ranked schools and picture-perfect communities. But you also want a place with world-class dining, great nightlife and wide-open spaces for outdoor adventure. It isn't always easy to find that combination. But that's exactly what you get in Kansas. In Kansas, we don't just live life. We live life to the fullest. We're big on business and economic development, but we know how to relax and have a good time, too. We're balancing work and play, progress and history, urban and rural to create a quality of life you can't find anywhere else. And that's what makes this place so special. The cost of living in Kansas is nearly 8.7 percent below the national average, making our state among the most affordable in the nation. From food and gasoline to property taxes and car insurance, most of what you need costs less here. Housing costs are especially low, with the median value of owner-occupied homes nearly 35 percent below the national average. In fact, Kansas is ranked among the most affordable places in the country for buying a home. The bottom line is this - your dollar goes further here." As Native Kansans, we couldn't agree more.  Come see why the Sunflower State should be your home too.
