The tenant agrees to lease from S&C Properties, LLC (owner) the premises located at 51015 Sei Lane, Kenai Alaska 99611. (Unit # 1.) Rent is due on or before the 1st day of each month. If rent is not received by the 6th day of the month, there will be a $30.00 late charge. The monthly rent is 1500/month unfurnished or 1700/month furnished. There is a 1000 dollar security deposit required to include cleaning and damage to the premises. Upon termination of the tenancy, the owner will refund the deposit if there has been compliance with the provisions of this rental. Tenant agrees to maintain the premises in good, clean order and will not make any alterations to the premises without the written consent of the owner. Owner pays all utilities, Wi-Fi, garbage removal, and snowplowing. Tenant is responsible for snow removal under car port. No subletting allowed. Premises to be occupied by tenant for a private dwelling and for no other purpose. Short term guests are allowed. Tenant wil allow owner access at all reasonable times for the purpose of inspection or to make necessary repairs or improvements. If the tenant is in default of rent and absent from the premises for seven (7) consecutive days or has not notified the owner, then it will be deemed that the tenant has abandoned the premises. This tenancy shall be governed and terminated in accordance with the Laws of Alaska and all rules and regulations herein provided. If legal action is taken to enforce any terms of this agreement, tenant agrees to pay all costs, expenses and attorney's fees incurred by owner by reason of default or breach by tenant.
