Unit has been remediated & empty with stud walls. Roofs done. Soundproofing being installed between 1st/2nd floors, plus new impact windows, doors, & screens going in. After that, comes completion of "white box" interior with new HVAC, walls, floor coverings, & appliances (but not washer dryer). Still time for new owner to customize plan & final finishes, Buyer responsible for improvements beyond what association insurance covers. Since storm also caused damage not covered by insurance, i.e. general use areas like bridge over Clam Bayou to beach, landscaping, etc., association levied a $19.5K special assessment, already paid. Seller also paid $3.5K assessment for soundproofing. 2023 monthly condo fee was increased from $411 to $1,161 for two reasons: 1) rental program through on-site office not expected to be operational in 2023.
