All 3 lots are equal size, each are 50' x 250' with a total of .86 acres and located at 514 W. Bear Lake Rd. which is a paved road and has easy access to Cub Lake (a no wake lake) and Bear Lake (an all sports lake). I inherited the home and property from my parents. They bought the home new in 1972 and used it once a year for vacations sometimes in the winter to snow mobile. The home is approximately 720 sq ft. 2 Bed Rooms, 1 Bathroom. The mobile home is in need of some repairs, some are minor. Due to a heavy snow load I replaced the roof (with a permit) over the living and dining room area but the room is unfinished needing wall and floor covering. (some of the supplies are in the garage), all the other rooms are in very good condition. One vacant lot stands between the home and garage which would make a good building site for future use. The garage is part block wall construction, two extra large fiberglass doors and cement floor. Each lot has it's own Tax ID number, the 2015 taxes were $300.04 + $126.53 + $103.11, a total of $529.68. The cost of the wall & floor covering in the living room will vary depending on your taste, the insulation is in the garage. A new electrical lead from the meter to the fuse box estimates at $900, Two plumbing leaks est. $250, the furnace has not been used since 2000, it ran on propane but natural gas is now available. The well and septic have little use as the home was only used once a year. I am continuing to work on the home although the more work I do then the less negotiable I can be on the price as the cost of the repairs are reflected in the price. I would like to cash out, I would consider a 5 year or shorter land contract with a large down payment, the larger the down payment then the more negotiable on the price.
