Please read our qualification requirements below, and ask any questions BEFORE applying. A non refundable application fee of $20 is required. Rental History - We require at least one year of rental history. We will contact your last or current landlord, so please make sure to have that info! No Previous Evictions - We require that you've had no previous evictions, eviction notice served on you, or been a defendant in an unlawful detainer lawsuit. Income - We require that your income is at least 3 times the rent. For example, if our property rent is $800 per month, your income will need to be at least $2400 per month. If you have multiple tenants over the age of 18 or housing vouchers, you can count each as a source of income to meet this requirement. We will need copies of your last two pay stubs to verify your income, as well as contacting your current employer to verify employment. Occupants - We only allow two non-related tenants over the age of 18 per home. Credit - We do not have a minimum credit score requirement, but we will pull a credit report to use in your approval for our rental program. Pets - We love animals and are happy to welcome yours! We limit the number of pets to two. We require a non-refundable fee of $250 for each pet and current vaccination reports from your vet. Any pets with previous aggressive behavior or bite history will not be allowed. Certain breeds may be restricted due to insurance requirements. Background Check - We will pull a background check, and we do not accept any individuals with violent criminal history. The background check applies to any person living in the house over the age of 18. No-Smoking - All of our properties are non-smoking. We require all tenants to abide by this policy
