Welcome to our rental in the heart of Germantown. The house is within walking distance to Deke's BBQ, Attic Brewing, Uncle Bobby's Book Store, Weaver's Way Co-Op, Maplewood Mall, Mt. Vernon Park, Fernhill Park, the Germantown Cricket Club, Hansberry Gardens, Grumblethorpe and Wyck Historic Houses, Germantown Friends School and much more! The neighborhood is vibrant with families that have lived there for generations as well as some new additions who are looking for a neighborhood on the upswing with easy access to Center City. Our home has inviting original wood floors, lots of sunlight, newer appliances, and a kitchen and full bathroom downstairs which were just renovated a couple of years ago. There's a beautiful front porch to sit on and a back yard to relax in. This was our home until recently when we were forced to move some place a bit bigger for our growing family. The home is a rowhome, but it is an end unit, so there's only one shared wall and extra light coming through the bay window on the other side. On one side is a city-owned lot which we put raised beds in, planted bulbs, plum trees, raspberry bushes, and other plants to create an inviting place to share with neighbors. On the other side of the house is a family who has lived there for years and is very nice and respectful. Across the street is a wonderful woman and her grand daughter who are very friendly as well. Because of a large number of new apartment buildings in the area, many new businesses are popping up to meet the needs of all the new people. Downstairs in the house is open and airy, with a living room, dining room, kitchen and bathroom. There's a basement with plenty of room for storage, should you need it. Upstairs there are three bedrooms of varying size. The front room is the largest, and includes a nice big bay window. The back room receives the most light, and is the farthest removed from any noise downstairs. The middle room is the smallest, and perfect for an office, a kid's room, or for someone without a lot of stuff. The back yard has a little deck with "portholes" so that any pets can see out. There's a large raised bed where you can plant whatever you like, and plenty of space for chairs, a table, hammock, grill, or whatever. This is our only rental and we care about it and the neighborhood, so we are looking for responsible tenants who want to become part of the community, preferably. Pets are welcome, but there will be an added deposit required. High speed 200 mbps internet is included. There are even two ports for hardwiring Ethernet if you want even faster speeds than wifi. We're willing to overlook credit scores if the rest of your application is solid, but we may request to reach out to references. If we find the right tenant, we're happy to negotiate the length of the lease as well. Owner pays for internet, but all other utilities will need to be put in your name. All lights in the house, including the string lights on the porch, are high efficiency, which keep costs down. The renters will be responsible for keeping the shrubs in front and back trimmed back so they don't encroach onto the stairs, walkway, or porch, and making sure the area drain in the back yard is kept free of debris to prevent backups. Animals are acceptable, but will require an additional deposit.
