"River Market Flats, located at 518 7th Street, is a 1980's example of efforts to revitalize a struggling urban neighborhood 40 years ago. Comprised of two buildings making up thirty apartments, this complex was originally called Penzel Place to honor the grand 1800s Victorian, the" Penzel House" that originally sat on its land. Not deemed historic, this project fell outside of our comfort zone, but as it was in need of great repair, and in the middle of the MacArthur Park Historic District, we bought it and went to work. All thirty apartments now feature in-unit washer/dryers, updated kitchens with quartz countertops, bathrooms with extra storage IKEA vanities, new hardwood or tile floors (yes, some are pet friendly!), and access to Hyperleap internet. Other features include secure gated parking, and a mail room large enough for packages and even a few bikes. These apartments come in all sizes, with two different efficiency floor plans, two different one-bedroom styles (four even have outside patio access), and two bedrooms. Our two-bedroom apartments have the lowest price point of all of our larger units and have become popular with graduate student roommates at the nearby Clinton School and Bowman Law School as well as young professionals looking for an extra, affordable, home office space. Our tenants love the walkability of River Market Flats to the nightlife of Clinton Avenue and Main Street, downtown office buildings, and, of course, the nearby graduate schools.
