The Tenant is responsible for arranging and paying all utility services directly, including but not limited to: Electricity (net of solar generation) Gas Water Garbage collection / waste disposal In addition to utilities, the Tenant is responsible for routine maintenance tasks during the lease term, including: Air filter replacement (as recommended by manufacturer, typically every 3 months). Water softener salt replenishment (as needed to maintain proper function). Water filter replacements (including refrigerator filters, under-sink, or whole-home filters, if applicable). The Tenant shall perform these maintenance tasks in a timely manner and at their own expense. Failure to do so may result in additional charges for repairs, service calls, or equipment replacement if damage occurs due to neglect.
