Owner pays for water and trash. Renter pays for gas and electricity. Renter is also responsible for any incurred HOA fines. Noise curfew is in effect, as is a no smoking policy on all the grounds as well as the unit. There is a three person tenant limit for the unit, including children. Any exceptions must be negotiated in advance or lease shall be void. Landlord will repair all standard unit appliances, including refrigeration, heating, water and stove,but the tenant is responsible for any and all repair costs to the additional appliances offered, such as air conditioner, dishwasher, ice dispenser and water filter.
