Apartment #2 is a lovely lower unit that consists of the following: Approximately 800 square feet with... * Two bedrooms, * One bath, * Plus a private fenced yard with weekly landscaping service paid for by the owner. * One open parking space included free. When available, an additional parking space is $50 per month. The rent is $1,995 per month on a one year lease for 1 or 2 people approved for occupancy of the unit. The first month's rent must be paid prior to taking occupancy. Add $100 per month to the rent for a third occupant and $100 for each additional occupant up to a maximum of five people per unit. This fee helps defray the increased costs of water, sewer, trash, recycling and gas (to heat the water used in the unit) that the owner pays for each unit. The security deposit is $1,995. and must be paid prior to taking occupancy. Guests may stay up to 2 nights per calendar month at no additional cost. Guests staying longer must be approved in advance. No subletting is allowed. The owner pays for the following: * Water used in the unit and backyard, * Monthly City of Hayward sewer fee, * Gas to heat the water used in the unit, * Weekly trash service, * Weekly recycling service, * Weekly landscape service for #2's backyard. Features and Upgrades: Brand new energy efficient stainless steel refrigerator with ice maker and glass shelves. Brand new stainless steel electric range with sealed glass cooktop and self-cleaning oven, timer, clock and broiler pan. Brand new deluxe stainless steel dishwasher with stainless steel interior. Brand new brushed nickle ceiling fan with LED light in dining area has remote control. Brand new vinyl in kitchen, bathroom and entry. Near new six-panel interior doors with brushed nickel lever hardware throughout. Newer mini blinds throughout, except patio door. Brand new sliding panels on sliding glass door to deck and backyard. Near new carpeting in living room, hallway and both bedrooms over deluxe pad. Brand new LED light fixtures in hallway and bathroom. Parking: One open parking space is included in the monthly rent. If available, a second parking space is $50.00 per month. Guests cannot park on the premises. Laundry: We have a coin-operated laundry room with a convenient push-button locking door. The washer is $1.50 per load and the dryer is $.50 for each 20 minutes of drying time. To qualify for residency: Applicants need to have verifiable gross monthly income of at least two and one-half times the monthly rent. This would be gross monthly income of at least $4,987 (before any tax withholding). All proposed occupants over age 18 need to have credit scores above 650 with a positive credit history, and good arms-length rental history. Living with or renting from relatives is not arms-length. This requirement may be waived on a case-by-case basis for adult children enrolled in school/college, disabled, etc. Discuss this with management prior to looking at the unit. Applicants approved for residency must pay the first month's rent and security deposit prior to taking occupancy. There is a $40 credit and background fee for each adult over age 18 that must be paid in cash at the time applicant turns in their application to management. Note: Do not sign your application form until you meet with management. If applicant is self-employed: Provide copies of your two most recent years of income tax returns and a current year-to-date profit and loss statement.
