Renters are responsible for all utilities (electricity, water, sewer, and garbage) and renter's insurance is required. We require a one-month security deposit equal to a full month of rent, a credit score of 700 or higher, proof of income at least three times the monthly rent, verified positive rental reference checks, and a $30 non-refundable application fee per applicant. For the 3x income requirement, only two applicants may combine income, and each additional adult occupant must independently meet the 3x monthly rent on their own. One well-behaved pet (cat or dog) is welcome pending a meet-and-greet first dogs that bark or exhibit disruptive behavior won't be approved as we aim to maintain a quiet environment. Applications will only be provided to individuals who tour the property first. Other important notes: This is a bottom unit with slightly lower ceilings. There are Ring Doorbells outside with camera functionality for added security. This is the lower unit of a triplex with working professionals living in the units above. You may hear occasional movement, but all tenants follow quiet hours between 9pm 8am on weekdays and 10pm 8am on weekends. Parking is off-street only, but there is plentiful parking available on 9th Avenue. This is a non-smoking property. Portable or reusable tenant screening reports are not accepted.
