Applicants must gross 2.75x the amount of the rent, owe no utility companies or other property management companies, and have no felonies listed on the criminal background check to be approved. Reservation Binder: (*Required to be paid via certified funds within 24 hours of approval for Securing the Home. Your Reservation fee is equal to your security deposit/as determined by our credit guidelines. This fee is used to hold the property for you until you move in. Once your reservation fee agreement is signed and received by our office/reservation fee paid by certified funds, the property will be removed from the market. Once you move in to the assigned home, the reservation fee will be applied as the Security Deposit, fully refundable after the lease is fulfilled/pending no damage to the home/premises or rent/fee monies owed. In the event that you do not move into the home on the date of scheduled possession per your lease agreement/or all terms of your lease agreement are not fulfilled, the Reservation Binder is NON REFUNDABLE.) Minimum credit score accepted for a standard deposit approval would be a 540 (*505-539 are considered for Conditional Approval with Increased Deposit requirements).
