Renter is responsible for maintaining all of the property( yard, appliances, hvac filters, lights,etc.) If renter damages property or fails to maintain property, there will be fees or even eviction. Lease terms are for the duration on 1 year. Rent is due at the 1st of the month. Late payments will have an added fee of 50$, and an additional 10$ a day afterwards if the payment has not been made timely. (3 day grace period) Landlords will do occasional check ins or needed repairs with 24 hour notice.
