Cozy little 1 bed 1 bath duplex. Newly remodeled with a great shared back yard. These little one beds are great for forever home or a comfortable few years while at Purdue! Quiet neighborhood, with close distance to the downtown area. Lots of restaurants, bars, farmers market, and little shops within walking distance. A few our favorites are Great Harvest Bread, DT Kirby's, McCord's Candy Shop, and of course Sweet Revolution Bake Shop. New windows, Kitchen appliances, and lots of basement space for storage. Tenant is responsible for all utilities (gas/electric). Water/sewage/trash pickup is a flat fee of $40 added to the rent amount listed. Pets are welcome!! You can up to 2 pets for a $200 nonrefundable pet deposit and $40 a month. We do have 5 breed restrictions, require you to have a vet plan for flea and tick treatment, and they be over a year old. Renters insurance is required. Criminal: We do not accept any battery, theft charges, or excessive drug related charges. You may be denied based on other types of criminals depending on the situation. Landlord: We do not allow there to be any open/outstanding balances or evictions with other landlords, this will result in an automatic denial. If resolved with proof of payment, at which time we will reconsider. Employment/Income: We look for you to be employed for at least a year with your current employer & for income to be at least 3 times the rent amount for units where you pay your own utilities and at least 2 times the rent amount where utilities are included. Of course we are pet friendly, after all pets are a part of the family! We do allow up to 2 pets, this can include cats, dogs, and small caged pets (example birds, bunnies, hamsters). Cats and Dogs must be over a year old, spayed or neutered, and on a flea treatment program from your veterinarian. Aggressive dogs are not allowed. We do not accept the following breeds of dogs: Pit Bull, German Shepard, Akita, Rottweiler, Doberman Pinscher, and Staffordshire Bull Terrier (or any Pitbull breed family). We do not have a weight limit on dogs. There is a flat pet fee of $200.00 (non-refundable) and an extra $40.00 a month in rent. We do not charge any additional rent or pet fee for service pets. You must pay for a full year of renter's insurance and have the declaration and proof of payment in full to us now or before move in. Renter's insurance is very affordable and well worth it. The cost depends on your personal property and how much you are insuring it for. We do require that you carry liability insurance, however it is up to you on if and how much you are insuring your personal property for.
