Renter pays for all utilities, standard deposit of twice the rent plus first month's rent are due upon move in. Lease is for 12 months with 60 days notice required in writing to vacate or renew. Landlord must approve of renewal. Longer lease is available and landlord agrees to lock in rent for longer lease. Rent is due on the first and will incur late penalties after the 5th of the month equal to 5% of the rent. Landlord is not responsible for replacement/repair of refrigerator, clothes washer or dryer. Proof of Renter's insurance is required upon day one of lease signing. Landlord will provide 48 hours notice for inspection by designated representative. Subletting is strictly forbidden without written approval by the landlord. All applicants will be required to have a credit check, background check and completed rental application.
