This house is located in the University Park neighborhood just far enough away from the UW campus to be quiet and mostly families, with just a few houses of students on the block. It's a very walkable neighborhood, just a few blocks to all the ethnic food and quaint shops on The Ave, the Saturday farmer's market, the venerable Scarecrow Video, Safeway and Trader Joe's, and just a little farther to University Village shopping center and the U District light rail station. Bus stops abound. Also just a few short blocks to wooded Ravenna Park, and Candy Cane Lane (a legendary holiday tradition) is just down the hill. There's even a decent territorial view eastward to the Cascades from the top floor. Originally built in 1917, the house was actually moved to its current location in the 1940's. There is a 1BR unit in the basement (address 5247) occupied by an excellent quiet tenant who has lived on the property most of his life. My family purchased the house in 2024 after owning the neighboring property for ~50 years. The plumbing has been mostly replaced, and half of the electrical has been replaced (including everything in the kitchen). Solar power offsets your electric bill. The main floor has a large living room with fireplace (not fully functional at the moment) and attached sun room, a good-sized dining room, and a newly renovated kitchen (Oct. 2025) with new induction stove, large french-door refrigerator, quartz countertops with porcelain tile backsplashes, and a cute breakfast nook. The top floor has four generous bedrooms and a full bath. There's a second 3/4 bath (with shower) in the basement. There's also shared-access basement space where some storage and workspace is available. The laundry machines are in this area and shared with the basement unit tenant. There's also a garage on the property that we use for some storage but there is plenty of space for your stuff too. Currently it's not set up for easy car parking in the garage, but it may be possible to reconfigure things at some point if that's a big issue for you. The yard is ample with lots of tree cover, and space for your gardening efforts if you like. It's not fully fenced. I manage the property for my family myself, and I live about 15 minutes away. I also manage the house next door, and I have my office and workroom there, so I'm around fairly frequently. First month's rent, last month's rent and deposit are due on move-in, with the option for paying the last month's in installments per Seattle law. We prefer a one-year lease, although other lease terms can be considered. One off-street parking spot available off alley in back.
