Our Criteria A. Income. 28% of gross income must be greater than or equal to the rental rate of the unit being applied for. We combine all verifiable income for all adults, 18 or older, on the application(s). Proof of income is required. B. Rental History. Favorable rental and/or payment history from previous landlord(s) and/or Mortgage Co.(s). YOU WILL BE DENIED IF YOU ARE CURRENTLY UNDER EVICTION. C. Credit History. Your credit report must be satisfactory. Credit score 625 or higher D. Employment. A minimum of one year of continuous employment. Our application fee is $100.00 per person 18 yrs and older. Zillow applications are not accepted. The tenant is responsible for all utilities. One pets are allow with a weight limit of 50 lbs. and our pet rent is $50.00 a month per pet. Due to the fact that people have not been showing up to scheduled appointments, we will be calling you an hour prior to your appointment. Please respond to the voice mail that is left if you cannot answer. If you do not answer, the leasing agent will cancel your appointment. You must respond to the office to confirm your appointment.
