Any excessive cleaning during lease agreement will be deducted from security deposit. Any excessive cleaning after lease ends will be deducted from the lease agreement. No pets of any kind are allowed. No smoking, vaping, e-cigarrettes or smokeless tobacco allowed. If any pets or use of prohibited items are discovered during lease agreement, tenant shall have 12 hours to vacate the premises and will forfeit the entirety of security deposit. Any maintenance issues shall be reported to owner within 12 hours of occurrence. Home owner shall have the right to access the property to inspect and perform any maintenance. If any maintenance causes the property to be un-inhabitable, that period of time will be prorated from the rent due. Lease includes 2 keys for tenant. Making copies of keys is strictly forbidden. Landlord and Tenant will perform a move-in inspection and a move-out inspection at the beginning and end of the lease respectively. Accessing landlord attic storage is strictly prohibited. Subletting or assignment of the lease is strictly prohibited. Tenants agree not to commit waste on the premises. Tenants further agree to abide by any and all local, county, and State noise ordinances. There shall be no other persons living on the premises other than the Tenant(s). Guest of the tenant(s) are allowed for periods no longer than 7 days. If any dispute arises during or after the term of this Agreement between the Landlord and Tenant(s), both parties shall agree to hold negotiations amounting themselves and in 'good faith' prior to taking an formal or legal action.
