USE AND OCCUPANCY Tenant shall use the Premises solely for residential purposes. No business, commercial, or unlawful use shall be permitted. Tenant may not assign this Lease or sublet the Premises without prior written consent of Landlord. 2. OCCUPANCY LIMITS Occupancy is strictly limited to no more than [Insert Number] persons, including children. All occupants must be listed on the lease and approved by Landlord. Unauthorized occupancy may result in immediate termination. 3. NO PETS POLICY Pets are strictly prohibited on the Premises. This includes but is not limited to dogs, cats, reptiles, birds, or any other domestic or wild animals. Any violation constitutes a material breach of this Agreement and is grounds for eviction. 4. RENTAL PAYMENTS Tenant shall remit monthly rent of $[Amount], payable in full no later than the 10th day of each month. Rent is late after 11:59 PM on the 10th and subject to a $50 late fee, plus $10 per day thereafter. Returned checks are subject to a $35 NSF fee. 5. SECURITY DEPOSIT A security deposit of $[Amount] shall be held in a segregated account in accordance with 68 P.S. 250.511 of the Pennsylvania Landlord and Tenant Act. No interest is due during the first two years of tenancy. Deposit may not be used for rent. 6. UTILITIES Tenant shall be responsible for all utilities, including electric, gas, water, sewer, and trash, unless otherwise specified. Tenant shall maintain utility accounts in their name throughout the term. 7. MAINTENANCE AND UPKEEP Tenant shall be responsible for general upkeep, cleanliness, and seasonal maintenance, including but not limited to: Lawn mowing Snow and ice removal Minor interior repairs under $100 Trash removal and pest prevention Tenant shall notify Landlord promptly of any material defects or dangerous conditions. Neglect or failure to report may result in liability for damages. 8. GARAGE EXCLUSION The garage is expressly excluded from this lease and is not available for Tenant use. Tenant shall not store personal property, park vehicles, or access the garage for any reason. Entry into the garage constitutes trespass. 9. ENTRY AND ACCESS Landlord may enter the Premises with at least 24 hours' notice for purposes of inspection, repairs, or showings. No notice is required in the event of an emergency or imminent hazard. 10. ALTERATIONS AND IMPROVEMENTS Tenant shall not paint, remodel, alter, or install fixtures without the prior written consent of Landlord. All improvements shall become the property of Landlord upon termination unless otherwise agreed. 11. SMOKE DETECTORS & SAFETY Tenant shall not disable or remove smoke or carbon monoxide detectors. Tampering with life safety devices is a violation of PA Fire Code and grounds for lease termination. 12. INSURANCE & LIABILITY Tenant shall carry renter's insurance covering personal property and liability, and shall indemnify and hold Landlord harmless from any loss, damage, or injury resulting from Tenant's use or occupancy. 13. DEFAULT AND REMEDIES Tenant's failure to pay rent, maintain the Premises, or comply with any term of this Lease constitutes default. Landlord may serve a Notice to Quit in accordance with Pennsylvania law and pursue eviction, damages, and legal fees. 14. LEGAL COMPLIANCE This Lease is governed by the laws of the Commonwealth of Pennsylvania and is subject to all local ordinances in Norristown Borough. Any unenforceable provision shall not affect the validity of the remainder. 15. ENTIRE AGREEMENT This Lease contains the entire understanding between the parties. No oral statements or prior agreements shall be binding unless incorporated herein. All amendments must be in writing and signed by both parties. LEASE TERMS (Summary Addendum) Utilities: Landlord shall be responsible for the sewer bill only. Tenant shall be responsible for water, gas, and electric utilities throughout the duration of the lease. Prepaid Rent: Last month's rent is due at signing, in addition to the first month's rent and security deposit. Smoking Policy: Smoking is strictly prohibited on the Premises, including all indoor areas and any exterior areas under the Tenant's use or control. Occupancy Limit: No more than eight (8) persons may reside at the Premises at any time. Violation of this provision constitutes a material breach of the lease agreement
