    What's special

    Single family mid-century ranch house with three bedrooms and 1 baths on the main floor. The house has a fairly common plan but with an additional family room space adjacent to the kitchen and dining spaces. The basement has nearly 900 s.f. of finished space. There are two additional rooms in the basement that do not have conforming egress windows and so cannot be listed as bedrooms but have served as such for the family that lived here. The basement also has a 3/4 bath. The house has good sized windows and lots of natural light. Wood floors through the main floor and carpet in the basement. Lots of storage space in the basement. Two car attached garage. A nice entry porch and a patio in the rear. The backyard is fully fenced. We are in the process of replacing the fence and changing some of the landscaping. The winds last December toppled a 40' blue spruce in the front yard and damaged the fence. We're getting all of that fixed over the next couple of months. The kitchen and baths have been renovated. All appliances are in good condition including: gas range, refrigerator, dishwasher, clothes washer and dryer. The house is air-conditioned. Located on Illini Way. Nearest major intersection is Manhattan and South Boulder Road. Convenient to grocery store, shopping, restaurants, parks and bus routes. Easy access to Foothills Parkway and US 36. Tenant is responsible for all utilities. Pets are okay with a security deposit of $300/dog and $150/cat. The lease term can be for one year or at the renter's option a period ending on July 31, 2024. No smoking of any type is allowed in the house. No vaping is allowed in the house. Tenant is responsible for maintaining all yards and gardens around the house. This includes mowing the lawn and removing weeds. Tenant is responsible for maintaining the inside of the house in good condition. Landlord will make repairs when things break or wear out due to normal usage. Repairs made because of neglect or improper use will be made and the value of the work will be deducted from the security deposit. After any deductions for cleaning or repairs at the time of lease termination, security deposit will be returned within 60 days of lease termination. The landscaping and irrigation system around the house will be renovated during the coming summer of 2023. The existing wood fence will be replaced at the same time.
