DESCRIPTION: The apartment (third floor with elevator) has two split bedrooms with two full bathrooms with a large living room between the two. Ideal for single professionals working remotely (the 2nd room could serve as an office) or a couple with 1 child or for 2 people sharing an apartment without losing their independence (each bedroom has its own bathroom). The open kitchen is equipped with a granite countertop and stainless steel appliances including a dishwasher and microwave. The living room has a wonderful balcony facing the garden and courtyard (which means no street noise and a very peaceful environment for relaxation after work). The backyard is accessible to all residents (you could organize a dinner with friends there or just go there to read a book forgetting the hustle and bustle of the city) and so is a trash chute on every floor and an outdoor bicycle storage. The apartment has 5 walk-in closets, washer and dryer (a real perk in NY), hardwood floors, A/C, and individual heat control. Water and heat are included in rent. You will be responsible for gas (around $20 a month depending on your consumption) and electricity (between $70 and $120 per month- prices may go up in summer due to the A/C). The building, one of the newest ones in the neighborhood, is conveniently located close to Riverside Park (full-size pool and gym), a 2 minute-walk from Broadway, a long avenue with lots of great cafes, restaurants, bars, supermarkets, and shops, just 2 blocks from the Line 1 train (going to Broadway and the West Village among other places); and a few blocks from A, B, C, D trains. It is also close to Columbia University and a number of prestigious hospitals. Also, running and bike trails are nearby. The building has an intercom and key elevator, a video security system, and a garden. Because there are only two units per floor, the building is not one of those overcrowded and anonymous buildings that you find all over the city it is rather a cozy and more intimate/friendly building. APPLICATION PROCEDURE: Potential renters will need to go through a pre-screening process before being considered by the Condominium's Board. As part of the pre-screening process, you will need to go through a credit and background check (cost is $20 for any adult tenant interested in moving into the apartment). Once you pass the pre-screening process, and as required for all buildings in New York, you will be asked to pay the following fees (not to me): a $500 move-in fee (non-refundable) payable to the Condominium and a $250 Processing fee (non-refundable) payable to the Management Company. Considering that you are not paying any broker's fee (you are dealing directly with me the owner), you will save quite a bit of money. As part of the application package that you will need to submit to the Condo's Board (I could provide you with guidance on this in order to facilitate and expedite the process), you will also be requested to fill out a rental application that would include: landlord's reference letter, employment letters, two most recent years' tax returns, and two personal reference letters. At present two tenants are living in the apartment and are leaving in the second week in August. To schedule the showing, Saturday and Sunday are better options).
