I have a property that’s worth the investment, but I don’t have the means for it anymore. I’d sell it for $30k to the right person who wants to invest. Here’s the deal: it’s a historical building built in 1903, technically two two-story buildings joined together after someone cut a hole through the wall years ago. Located in downtown Scotland, SD, it has a storefront, with the rest of the main floor converted into living space, complete with a commercial kitchen and a beautiful main-floor bathroom. The upstairs used to be apartments—one is still livable, as my nephew currently resides there—but the rest need renovations. They could become apartments, Airbnbs, or workspaces—the possibilities are endless. The challenges? Someone stuccoed over the chalkstone long ago, and the caps weren’t maintained, leading to water penetration in the west wall. A structural engineer confirmed the building’s integrity, and a restoration company quoted $100k to remove and restore the west chalkstone wall, but I just can’t afford it. The neighbor on that side has been difficult, filing a nuisance complaint because parts of the stucco are falling off. He won a $3,500 suit for damages. The building is owned outright, aside from that $3,500 needed for a clear deed. I have all relevant paperwork and court documents. We originally bought it intending to remove the stucco ourselves, but the neighbor refused to cooperate. This property is amazing and could be a fantastic living and cash-flow investment for someone with a business idea to utilize the storefront. I don’t want to see this building go to waste. It’s approximately 4,800 sqft per floor, and the solar potential for the roof is huge if you have the funds for it. Located in Scotland, SD, it offers a close commute to bigger cities and shops. It needs the investment it truly deserves, but unfortunately, I can’t be the one to provide it anymore.
