Credit Requirements * A credit report will be obtained for each applicant. * Applicants must not have any unpaid utility accounts, collections from prior landlords, or eviction-related debts. * While a minimum credit score is not specified, the credit history must demonstrate a reasonable pattern of financial responsibility. * Medical and student loan collections will not be heavily weighted unless they impact monthly debt calculation. 3. Rental History * Applicants must provide 2 years of positive, verifiable rental history. * References must be from non-family landlords and include consistent, on-time rent payments and proper notice upon vacating. * Evictions will result in denial. 4. Criminal Background * A criminal background check will be performed in accordance with RCW 59.18.257 and HUD guidelines. * Convictions for certain serious offenses (e.g., violent crimes, drug manufacturing, sexual offenses) may result in denial depending on the nature, severity, and date of the offense. 5. Occupancy Limits * Occupancy will be limited to 4 people, per HUD guidance and local housing codes. 6. Additional Requirements * Valid government-issued photo identification is required for each applicant. * All applicants must be at least 18 years old. * Renter's insurance will be required before move-in.
