Rent & Fees: Rent is $875/month due on the 1st of each month. Late fee of $25 applies after 5 days, plus $10/day thereafter. Utilities (electric, water, etc.) are split equally among all housemates and paid separately - estimated $60-$100/month depending on season and usage. Rules: No smoking of any kind (cigarettes, cigars, vaping, etc.) anywhere on the property or common areas. No pets of any kind. No parking in the driveway; street parking only. No major alterations or changes to the room or property. No external antennas or satellite dishes. Cooking and use of hot plates or electric kettles is permitted in the kitchen only. Guests: Overnight guests may not stay more than 3 days without prior written approval. Renter is fully responsible for the conduct of their guests. Responsibilities: Renter's insurance required (minimum $30,000 property / $100,000 liability). Renter is responsible for keeping the room and shared spaces clean, doing shared chores on a rotational basis, taking out trash properly per Pittsburgh city code, and shoveling snow within 24 hours of snowfall. Laundry must be removed promptly after cycles finish. Lint trap must be cleaned before and after every dryer use. Liability: Renter is jointly responsible for any damages to the property beyond normal wear and tear. Any damage caused by renter or their guests will be deducted from the security deposit. Move-out: Renter must vacate by July 30, 2025 and return the room in the same clean condition as received.
